New Home Construction Questions & Answers
Question: What is a Spec home?
Answer: When a builder builds a Spec home he does not have a buyer for it at the time he starts construction. The builder picks out the floor plan and finishes and is speculating what the buyer wants. This allows the builder a faster completion because he makes all the decisions.
Question: Can I buy a spec home before completion?
Answer: it depends. Some fast-moving Builders will finish the house completely before you're able to purchase. Other Builders can allow a purchase before it's finished allowing you to pick out some of the finishes including flooring, paint colors, cabinetry and lighting.

Question: What's the first steps in buying or building a new home?
Answer:
- Knowing what you can afford. Getting pre qualified will help you know what payment you feel comfortable with.
- Picking out a location. If you have a certain school district in mind, this will narrow down your list. Other things to consider are a convenient location, close to work, shopping and play.
- The good news is there may be several spec homes available now. If you like a certain new home but not the location, the builder may have other available lots and can build the same home on it. Remember some lots are more expensive than others so the price may go up.
- If you do not find a new home you like, the builder may have other plans to show you. Sometimes all it takes is a few modifications to a existing home already built. For instance, a covered back porch or a finished basement could be added on.
- Another option is to find plans online. After obtaining the plans you can move forward with picking a lot and a builder. The builder can work up a price for building your plans on the lot you pick. Remember some lots will require more expense such as clearing and grading.
